We will at no cost to the client provide an initial consultation consisting of discussions regarding the proposed project, scope of works and possible development alternatives.

High Level Feasibility Study

We will produce a high-level Feasibility Study based on the initial consultation and information provided. The Feasibility Study will be high level to provide the client with the possible opportunities available with regards to potential profit and return on investment. Should the client require an in-depth report with regards to the project’s potential, a more detailed Feasibility Study with a preliminary Cost Estimate or a full Development Proposal will be produced as described below.

Feasibility Study and Cost Estimate Report

We recommend that the client chooses the Feasibility Study and Cost Estimate Report option, as this will provide the client with the most detailed information depending on the information available at the time of request to make an informed decision with regards to the project. Zion Developments can also recommend or include Architects at an additional fee to have an Architect draw up concept designs for the potential project to enable the Quantity Surveying team to produce a more accurate and detailed Cost Estimate.

Development Proposal

The Development Proposal is a full comprehensive report pertaining to the project. This will follow the initial Feasibility Study and Cost Estimate as full concept drawings and Civil/Structural Engineering input has been requested at this point. The Development Proposal will include the following:

  • Detailed Feasibility Study and Cash Flow projections 
  • Detailed Elemental Cost Estimate / Provisional Bills of Quantities
  • Detailed Market Analysis (Market Segmentation, Demand and Supply dynamics, Price trends and Cost structures, etc.)
  • Rental Schedule and Sales Schedule
  • Preliminary Development Program
Quantity Surveying Services (Stage 1-3) & (Stage 1-6)

The above options contain elements of Quantity Surveying Services of stages 1 to 3 of the development process, however, if the client requires full Quantity Surveying services from the starting point, prices can be negotiated based on the Professional Fee guide to fit the Client’s budget.

During the construction phase, we provide expert Project Management services to ensure projects are delivered on time, within budget, and to the highest quality standards. Our key services include:
